High Design: Conrad Properties’ 4545 Lindell now under construction in CWE
“EMERGING VERTICALITY” IS A CATCH PHRASE used to describe the recent cropping up of the first two floors at the construction site of 4545, Conrad Properties’ newest, exciting 10-story luxury condominium building on Lindell Boulevard, between Euclid and Taylor in the Central West End. Sales began in April of this year, and already seven of the 34 residences have been sold, including one of the three available penthouses. Move-in to this eagerly-anticipated condominium development is slated for spring of 2007, according to Steven Lange, sales broker. For now, interested homebuyers can visit the well-appointed, highly informative storefront sales office at No. 5 Maryland Plaza, just a block north of the building site.
The sleek, sophisticated 4545 is designed to take its place proudly among its stately, Gilded Age neighboring buildings along Lindell Boulevard, one of “old” St. Louis’ premier tree-lined streets. Conrad Properties’ signature slogan for 4545 is “Come Home to High Design.” Craig Sauer, Principal-in Charge, defines High Design as design that is “unique, clean, well thought-out, and finished with the best details to create an open, comfortable, carefree style of life.” The principal design architect of 4545 is Lou Saur, FAIA, known for his elegant modernist buildings. “Any architecture that’s important is of its time and not an imitation,” he says. “In a sophisticated area like the CWE, we knew there would be a market for a beautifully detailed modern building. With 4545, the details are refined and precise, offering one of the few examples of truly modern architecture in St. Louis.”
The exterior of the building is a handsome blend of modern materials and technology, with exposed concrete elements, an abundance of insulated, colored glass and wide terraces of at least 200 square feet per residence. Every residence is a corner unit, serviced by an elevator which opens directly into the home’s private entry foyer. “This feature, which eliminates navigating hallways after exiting the elevator, creates a penthouse living feeling on every floor, and is, as far as I know, unique to the St. Louis market,” says Craig Saur.
Another feature new to St. Louis is the two “limited edition” residences available on the second floor at 4545. These condominiums, priced from $975,000, offer not only 2,700 square feet of the urbane, sophisticated living space common throughout this innovative development, but also a guest house with its own corner window wall and full bath, separated by a 1,000-square-foot patio and landscaped dry shade garden area. “This guest house, reminiscent of the old carriage houses in homes in the CWE, can be used to accommodate visiting friends and family, kids home from college, or as a studio or private getaway,” says Amy Moss, Communications Manager for Conrad Properties.
At 4545, a selection of 10 different types of residences is available, each named for a famous architect. The second floor, as mentioned above, offers two “limited edition” models with patio and guest house, featuring either two bedrooms and 2-1/2 baths or three bedrooms and 3-1/2 baths. The third distinctive residence on the second floor features a stunning 35-foot glass wall in 3,100 square feet of living space. On floors three through nine, four different plans are available from which to choose. Three penthouses, all two-story plans designed for floors 10 and 11, with roof-top access, offer 4,200 square feet of a “blank slate,” priced from $1.5 million, and available for clients to create their own design.
Interior spaces are designed by Robert Lococo, a modern art dealer and retired interior designer known for his easy flowing living spaces, open spaces and modern lines in the special projects in which he engages. All the residences feature 10-foot ceilings, floor to ceiling glass, exposed concrete elements, stainless steel European appliances and natural stone countertops in kitchens, custom kitchen and bath cabinets designed expressly for the building, state-of-the art wiring for high-speed Internet, DSS, and cable television access. Two series of finish packages are offered: the S Series, which offers Markus custom cabinets, Kitchen Aid and Bosch appliances, and three-inch maple flooring, among other features, and the L Series, which features Bulthaup cabinets, Sub-Zero and Miele stainless appliances and limestone flooring among many other features.
“Obviously we are marketing these homes to a variety of discriminating homebuyers,” says Craig Saur. “We believe that former single family dwellers will find 4545 an easy transition to condominium living,” continues Saur, “because of the intimate feel of the building itself, the openness of the floor plans, the privacy afforded by our unique elevators, and the provision of large, usable outdoor terraces.”
The intimate or boutique “feel” that Saur was referring to is embodied in the first floor entrance to the building, where residents and visitors alike are greeted by a valet in the relatively small, yet imposing two-story lobby-”quaint, yet dramatic,” as Saur describes it. The first floor contains a reception area with lobby, sitting and dining rooms, kitchen and bar, available for reserving by residents for parties and special occasions. A guest suite, available at $50 per night, and a 24-hour fitness center complete the amenities on the first floor, along with access to either the east or west elevator. Entrance to storage lockers and the bi-level heated parking garage is also from the first floor, with hydraulic lifts allowing residents two parking spaces - also somewhat unusual in the St. Louis marketplace.
